I’ve seen this become a problem more than once. If the soil information is limited, I usually avoid making assumptions and instead add a contingency or clearly mention what’s included in the estimate. It’s much easier to explain those assumptions upfront than deal with unexpected costs later. I’ve also found that commercial construction estimating services can be helpful during the planning stage because they often factor in these kinds of uncertainties and make the estimate more realistic.
